And those are exactly the ones a foreign buyer cannot take on. Not because of the money — because of the distance.

Renovating in Spain from another country means finding builders you cannot check on, approving quotes you cannot compare, chasing a licence from a town hall that only answers the phone in Spanish, and hoping that what gets built is what you asked for.

Most people give up and buy something more expensive and already finished. That is a perfectly reasonable decision — and often an expensive one.

How it works

Five steps. You are involved in two of them.

    You tell us what you want

    Area, budget, how many bedrooms, what the place has to feel like. And how much of the budget is for buying and how much for the work — that split matters more than people think.

  2. 2

    We find it and we check it

    We look for properties where the numbers work after renovation, not before. We check the register, the structure and whether the work you want is actually permitted in that building. You see everything on video before deciding.

  3. 3

    You buy it

    You can attend the notary or grant a power of attorney and stay where you are. Either way we are there. The buying process is explained here.

  4. 4

    We manage the renovation

    Contracting the building company, the works licence, the schedule and the site visits. You get updates with photographs as it progresses, and you approve the decisions that are genuinely yours to make — the kitchen, the flooring, the bathroom — not the ones about which plumber turns up on Tuesday.

  5. 5

    We hand you the keys

    Finished, cleaned, with the utilities in your name and the paperwork closed. You walk in and it's yours.

Before you get excited

When turnkey is not the right answer

We would rather tell you now than three months in.

  • If you want to be involved in every decision. Turnkey works because you delegate. If choosing each tile is part of the pleasure for you, this isn't your service.
  • If the budget has no margin. Renovations of old buildings uncover things: pipework, wiring, a beam nobody expected. Without a contingency the project stops halfway.
  • If you need it finished by a fixed date. Licences depend on the town hall, and no honest agent can promise you a town hall's timetable.
  • If the property doesn't allow the work you want. Sometimes the community of owners, the building or the local planning rules simply say no. We check that before you buy, not after.
